Project Manager

Reports To: Vice President of Office Operations

Position Summary

The Project Manager is responsible for leading and managing all phases of construction projects to ensure successful completion with a focus on safety, teamwork, schedule adherence, quality, customer satisfaction, and profitability. This role serves as the primary coordinator between project stakeholders, including owners, architects, subcontractors, suppliers, and internal project teams, while maintaining accountability for project execution from preconstruction through closeout.

Key Responsibilities

Project Leadership & Team Coordination
  • Establish and maintain communication between owners, architects, construction managers, subcontractors, and field personnel
  • Clearly define and communicate project goals and expectations to all team members
  • Foster collaboration and engagement among project team members
  • Promote and reinforce a strong safety culture on every project
  • Develop and maintain positive working relationships with subcontractors, suppliers, and project stakeholders
  • Keep project superintendents and team members informed of current design, scheduling, and project requirements
Safety Management
  • Review site-specific safety plans with project leadership, safety personnel, and subcontractors to ensure compliance with company safety standards
  • Conduct periodic safety inspections and monitor compliance with safety requirements
  • Monitor employee and subcontractor adherence to personal protective equipment (PPE) policies
  • Ensure job-site cleanliness and safe working conditions are maintained throughout the project

 

Scheduling & Project Execution
  • Collaborate with the Job Superintendent to develop and maintain project schedules that meet contractual and milestone requirements
  • Regularly review project progress and update schedules as necessary
  • Coordinate and lead progress meetings with subcontractors, owners, and project stakeholders
  • Prepare and distribute meeting agendas and minutes when appropriate
  • Manage submittals and shop drawings to ensure timely procurement of materials and equipment
  • Coordinate equipment procurement with the Job Superintendent
  • Establish and monitor project milestone dates to support successful delivery
Financial Management
  • Review subcontractor and supplier proposals and issue purchase orders and subcontract agreements
  • Develop and manage project budgets and cost accounts
  • Generate bills of materials (BOMs) and track project costs
  • Review weekly and monthly job cost reports with project leadership
  • Implement cost-control measures to meet or exceed project budgets
  • Accurately update monthly project cost reports
  • Manage change orders and recover costs associated with project changes
  • Track and communicate change order status with owners, subcontractors, and suppliers
  • Prepare and submit monthly project billings
Quality Assurance
  • Review and communicate project quality standards and contractual requirements
  • Conduct periodic site inspections to verify compliance with plans and specifications
  • Provide technical support to field personnel regarding means and methods, materials, and field engineering requirements
  • Manage punch list activities and ensure timely project completion in accordance with client expectations
Client Relations & Project Closeout
  • Develop and maintain strong relationships with clients, architects, and project partners
  • Promote client satisfaction and opportunities for repeat business
  • Prepare and execute project closeout documentation in a timely and accurate manner
  • Ensure all contractual and administrative closeout requirements are completed

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred
  • Experience managing commercial construction projects and coordinating multidisciplinary project teams
  • Strong understanding of construction methods, project scheduling, budgeting, and cost control
  • Knowledge of contract administration, change order management, and project closeout procedures
  • Excellent organizational, leadership, and problem-solving skills
  • Strong written and verbal communication abilities
  • Proficiency in Microsoft Office 365 and construction management software
  • Ability to manage multiple projects and priorities in a fast-paced environment
